Property Finder's latest report unveils essential trends shaping Dubai's property market in November 2023. Highlighted in the findings are the top areas attracting tenant searches for both apartments and villas/townhouses. According to the November data, sought-after areas for villa and townhouse rentals include Dubai Marina, Jumeirah Village Circle, Downtown Dubai, Business Bay, Jumeirah Lake Towers, Dubai Hills Estate, Jumeirah, Al Barsha, Damac Hills 2 (Akoya), and Arabian Ranches. However, it's worth noting that popularity often translates to higher rent prices.
In November, approximately 36 percent of tenants were on the lookout for one-bedroom units, with 30 percent preferring two-bedroom apartments, and 24 percent searching for studios.
For villas and townhouses, 42 percent of tenants were primarily interested in three-bedroom units, while 35 percent were exploring four-bedroom or larger options.
The data also revealed that 66 percent of renters were in search of furnished properties, while 32 percent preferred unfurnished options. Conversely, preferences for villa and townhouse rentals showed 51 percent leaning towards unfurnished residences, with 48 percent considering furnished properties.

October's data echoed the same trends, reinforcing the popularity of Dubai Marina, Jumeirah Village Circle, Business Bay, Downtown, Jumeirah Lakes Towers, Dubai Hills Estate, Jumeirah, Al Barsha, Damac Hills 2 (Akoya), and Arabian Ranches as the most sought-after areas for rentals.
In both October and November, three-bedroom units proved to be the most popular among tenants for villas and townhouses, accounting for 43 percent of searches. Meanwhile, 35 percent of tenants were seeking four-bedroom or larger options.
